PLANNING APPLICATIONS

Notice of Application

The following applications have been received by the City of London.  The Planning and Environment Committee will be considering these applications at a future public meeting, the date and time of which will be published in the Londoner.  If you have any questions or would like to provide comment, please see “Providing Comment” below.

1090, 1092, & 1096 Hamilton Road – The purpose and effect of this zoning change is to permit a 3-storey apartment building with 62 units. Possible change to Zoning By-law Z.-1 FROM a Residential R1 (R1-6) Zone TO a Residential R8 Special Provision (R8-4 (_)•D74•H12) Zone to permit apartment buildings, handicapped person’s apartment buildings, lodging house class 2, stacked townhousing, senior citizen apartment buildings, emergency care establishments, and continuum-of-care facilities. The special provision will recognize a reduction in the parking requirement and permit 60 parking spaces; and permit a minimum front yard depth of 0.8m after the road widening dedication. Notice of Intent to Remove a Holding Provision

City Council will consider removing the Holding Provisions as applied to the lands described below at a future Council Meeting.  Council will not hear representations from the public on these matters.  If you have any questions or comments about this matter, please call the planner identified below.

1635 Brayford Avenue; Lot 18 Registered Plan No. 33M-714 City Council intends to consider removing the Holding (“h-37”) Provision from the zoning of the subject lands.  The purpose and effect is to allow development of the lands for residential uses permitted under the Residential R1 (R1-4) Zone.  The purpose of the “h-37” provision is to implement the Provincial Minimum Distance Separation (MDS) regulations the “h-37” holding provision will not be deleted until the existing livestock facility has been removed or, through removal of building infrastructure, is no longer capable of housing livestock.  Permitted Interim Use: Existing Uses.    Council will consider removing the holding provision as it applies to these lands no earlier than October 30, 2017. If a person or public body does not make oral submissions at a public meeting or make written submissions to the City of London before the application is adopted or approved, the person or public body is not entitled to appeal the decision of the Municipal Council or the Approval Authority of the City of London to the Ontario Municipal Board.
If a person or public body does not make oral submissions at a public meeting or make written submissions to the City of London before the proposed amendment is adopted or approved, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to add the person or public body as a party.

CONSENT

The London Consent Authority will be considering the following application for consent no earlier than Comments Due By October 26, 2017

Revised - B.015/17190 Edinburgh Street - To sever approximately 528.6m² for the purpose of future residential uses, and to retain approximately 3,141.3m² for the purpose of existing residential uses; and to establish an easement over the proposed retained lands in favour of the severed lands, for the purpose of access and maintenance. If a person or public body that files an appeal of a decision of the City of London Consent Authority in respect of the proposed consent does not make written submissions to the Consent Authority, before it gives or refuses to give a provisional consent, the Ontario Municipal Board may dismiss the appeal. NOTICE

Notice of Public Information Centre – Kilally Road and Webster Street – Road Construction
Development Engineering (London) Ltd. has been retained by the City of London to complete the detail design and construction contract preparation for the reconstruction construction of Kilally Road from Benjamin Drive to 200 m east of Webster Street and Webster Street from Kilally Road to 175 m south of Kilally Road.

This project will include reconstruction, widening and lowering of the existing road profile including retaining walls, sidewalk, asphalt pavement, concrete curb and gutter, street lighting and the installation of new storm sewers and municipal watermain.

Public Open House:  A Public Open House has been scheduled as follows:

Location:        Montcalm Secondary School, Library Resource Centre (2nd Floor)
                       1350 Highbury Avenue, London

The purpose of this PIC is to present the final detail design and information regarding construction related issues and scheduling. The PIC will be held in an open house, drop-in format.
