Acceptable Permit Intake Guidelines


Applicants are encouraged to use the guildelines listed below to ensure building permit applications are complete prior to submission.

  • Zoning
    • In the case of SDD applications all subdivisions must be registered (i.e. 33M). In cases of draft plans (39T) the number of permit applications shall not exceed the lesser of 10 lots or 10% of lots in any one phase in accordance with 4.5  3(c) of Zoning by-law Z-1.
    • If a Minor Variance is required, an application for the Variance should be made prior to acceptance of a Building Permit Application.
    • If the property is the subject of a Severance, a Certificate of Consent is required as well as verification that the certificate and deeds have been registered on title.
    • If Re-Zoning, Official Plan Amendment or Holding Provision removal application has been submitted, Building Permit Applications will be accepted.
    • If the required Zoning changes are not approved within 6 months from the date of a Building Permit Application the permit may be cancelled.
    •  The CBO at their discretion may choose to consider exceptions.
  • Site Plan Approval
    • An application for Site Plan Approval (ICI and Vacant land condo included) must have been made prior to accepting Building Permit Applications. (A site plan consultation must be completed prior to making an application for site plan approval).
    • If Site Plan Approval is not obtained within 6 months from the date of a Building Permit Application the permit may be cancelled.
  • External Approvals
    • Any other applicable law requirements, i.e. UTRCA, Ministry of the Environment, Ministry of Transportation etc. must be received within 6 months from the date of a Building Permit Application date or the permit may be cancelled.

  • Single Detached Dwellings
    • 3 copies of lot grading certificate and plan, stamped by engineer.
    • 2 copies of all working drawings, architectural, structural, elevations, floor plans, wall sections and HVAC calculations and layout. All engineered details, floor systems, truss layout and individual stamped truss drawings as required.
    • All completed schedules, EEDS sheet and checklists.
  • Townhouse / Vacant Land Condos
    • 2 copies of all working drawings, architectural, structural, elevations, floor plans, wall sections and HVAC calculations and layout. All engineered details, floor systems, truss layout and individual stamped truss drawings as required.
    • All completed schedules, EEDS sheet and checklists.
  • ICI - Apartment Buildings
    • 2 copies of all Structural, Mechanical/Electrical, Plumbing, Architectural drawings and site plans stamped by the appropriate professionals.
    • 5 additional copies of the site plan if site servicing work is required but no site plan approval is needed.
    • SB-10 Matrix if required.
    • All completed Commitment to General review certificates and schedules.
    • Fire stop details, miscellaneous metals, guards etc. may be submitted at a later date.
  • ICI - Apartment Buildings (applying for foundation/shell permit)
    • 2 copies of Foundation plan, Structural, Architectural (excluding guards, fire stop details, miscellaneous metals) and Underground plumbing stamped by the appropriate professionals.
    • SB-10 Matrix if required.
    • All completed Commitment to General review certificates and schedules.

  • Building Permit Fees
    • All Building Permit Fees are to be paid in full at time of application.
  • Development Charges
    • Payable in full at time of permit issuance using the rates applicable at the date of building permit application acceptance.
  • Securities
    • All Site Plan Securities to be Paid at Building Permit issuance.
