The City of London is home to 7 industrial parks that provide companies looking to expand or relocate with a range of serviced building lots - large and small - and over 440 acres of vacant light industrial or general industrial land available for sale. The Parks include Innovation Park, Skyway Industrial Park, Forest City Industrial Park, River Road Industrial Park, and Trafalgar Industrial Park. Future industrial parks include Huron Industrial Park and Oxford Business Park. The Corporation of the City of London is responsible for the sale and development of these parks.
These lands have normal municipal services available in the street allowance.

Pricing for serviced industrial land in Innovation Park exclusively:

Services
The City of London Industrial Parks have the normal municipal services
available in the street allowance. The purchaser is responsible for
connections to these services.
Prices
The selling price of the land is established by City Council annually, but
prices are subject to change without notice.
Rail Service
If rail service is available to a site, the cost of installing the private
siding to suit the needs of the user is to be negotiated between the user and
the appropriate railway. The City of London does not provide any financial
assistance for private rail sidings.
Development Charges
Under City of London By-law No. C.P.-1473-212, amended by City Council on
August 4, 2009, Section 36 states:
36. Industrial Use Exemptions
(a) Except as exempted under part (c) below, if a development includes the enlargement of the gross floor area of an existing industrial building, the amount of the development charge that is payable in respect of the enlargement is determined in accordance with this section.
i. Enlargement 50 per cent or less - If the gross floor area is enlarged by 50 per cent or less, the amount of the development charge in respect of the enlargement is zero.
ii. Enlargement more than 50 per cent - If the gross floor area is enlarged by more than 50 per cent the amount of the development charge in respect of the enlargement is the amount of the development charge that would otherwise be payable multiplied by the fraction determined as follows:
1. Determine the amount by which the enlargement exceeds 50 per cent of the gross floor area before the enlargement.
2. Divide the amount determined under paragraph 1 by the amount of the enlargement.
For the purposes of determining the portion of the expansion of an industrial building which is exempt under this section, the following definition applies:
manufacturing, producing, processing, storing or distributing something;
research or development in connection with manufacturing, producing or processing something;
retail sales by a manufacturer, producer, or processor of something they manufactured, produced, or processed, if the retail sales are at the site where the manufacturing, producing or processing takes place;
office or administrative purposes, if they are:
a. carried out with respect to manufacturing, producing, processing, storage or distribution of something, and
b. in or attached to the building or structure used for that manufacturing, producing, processing, storage or distribution;
(b) Exemption of new Industrial buildings by City policy:
No development charge is payable under section 4 for, new Industrial buildings, as defined in section (1) of this by-law.
(c) Exemption of all remaining enlargements of industrial buildings by City policy:
As long as subsection (b) above is in effect, an enlargement of an existing industrial building not exempted under paragraph (a) above shall be deemed to be exempted under this part.
